How to maintain a rooftop deck?

Having a rooftop deck is one of the most exiting assets one can have on their home. Any extra living space is to be cherished and protected. A rooftop deck is tantalizing because it offers extra freedom. Owners are able to walk out on the roof to enjoy watching the sun rise or set, to enjoy star gazing or just to be able to spend quality time with friends and family. Rooftop decks are also great ways to persuade potential buyers to purchase a property.

It is extremely important to protect this unique asset. If the rooftop deck is constructed out of wood this can lead to warped and gray deck boards if it is not properly maintained. In order to protect deck boards owners should use an oil-based stain on the deck.

An oil-based stain is the preferred choice because decks are exposed to harsh weathers. Oil-based stains penetrate the deck boards. By penetrating the wood it protects it from moisture. It also keeps the deck boards from turning gray from exposure to the sun. Keep in mind that it is important to clean and remove old stain from the deck and to reapply new stain every few years to extend the life and appearance of the deck.

If the deck is made out of stone or ceramic be sure to clean cracked grout and to reapply it to maintain appearance. Be sure to apply a sealant to the grout. Most decks have flashing that runs along the wall where the rooftop deck meets it. There are also either a pan or z shaped flashing that is used on a door that opens onto the deck. If any flashing is exposed to weather it will corrode and rust over time. This will take away from the appearance of the deck. Be sure to clean any exposed flashing and to paint over it to extend its durability.

Another thing to consider when maintaining a rooftop deck is to be sure that any furniture kept on the deck is secured to the deck. This reduces the chance of stray furniture being blown off the deck causing damage to either the deck or to the house.

By keeping these maintenance repairs in mind a rooftop deck’s beauty and life can be extended. By maintaining the quality of the deck one is maintaining the quality of one’s home and the quality of time spent with friends and family on this unique asset.
